Conditions of Payment for the Online Booking
After receipt of your application form, we will send you a confirmation of booking which shows the total rental charge. At this time you will be asked to make a down payment of 15% of the rental charge within 7 working days. During this interval, we will keep the residence reserved for you, according to your preferred period of let.
Children, youths and adolescents are free of charge.
Only after we have received the down payment by the set deadline, the contract of let becomes valid. We will confirm receipt of your payment in writing.

We would like to expressly draw your attention to the cost involved in cancelling your trip, as set out below. If you prefer, you can alternatively reserve and book your holiday by mail or personally at our home here in Heidenau (situated on the A1 highway Bremen-Hamburg). We will be happy to assist you face to face here in Heidenau - please arrange a suitable date by telephone first.
The confirmation will include the request that you transfer the remaining amount as given in the contract of let, four weeks prior to the begin of your lease.
Any telephone or fax charges will be calculated against your deposit, after receipt of your telephone bill (about 6 weeks later), and the amount remaining will be returned to an account specified by you.
Cancellation charges:
Please take out an insurance policy to cover these cancellation charges.
Scope of Tenancy.
The tenancy covers the object of lease as described. The house or apartment may only be used by the number of guests given on the booking form. The landlord or his agent or a proxy may refuse any additional persons from accessing the object of lease. Any other arrangement is only valid if confirmed in writing. Camping and the use of open fires are prohibited on the estate, balconies, terraces or gardens.
Duties of the Tenant.
The tenant undertakes to treat the object of lease with care. He is obliged to inform the landlord or his agent or proxy of any damage caused by him during his period of lease immediately, and to pay for any such damage. At the expiration of lease, the house/apartment has to be left swept clean. The tenant also undertakes to report to the landlord or his agent any diminution or impairment of the agreed scope of tenancy immediately when they occur during his stay, to facilitate a quick remedy. The tenant is committed to do anything within reason to remove the impairment and to minimise any resulting damage. We want to point out that smoking is prohibited in the bedrooms.
Arrival and Departure.
The keys will be handed over in Germany or at the residence in Hawaii, depending on the season. We can hand out the keys only after receipt of the remaining payment prior to the beginning of lease. At the same time, the tenant will be given detailed directions to find the residence. The house or apartment may be accessed from 2pm, and you should depart by 10am on your day of departure. As far as possible, other arrangements may be agreed on.
After the end of lease, we ask you to return the keys to landlord or agent via mail.
Liability.
If the holiday house or apartment shall be unavailable due to forces outwith our control, the contract may be cancelled by either side at any time. In this case, our liability is limited to the refunding of rental charges already paid in. These conditions of let are subject to civil law only. The owners and the landlords or their agents cannot be made liable for damages incurred to persons or things. The landlords and their agents are no travel agents, hence travel law may not be applicable.
Complaints.
Complaints must be filed with the landlords or their agents within 48 hours of first access to the holiday house or apartment. In case of non-observance and without the owners' or their agents' consent, customers who leave the object of let prematurely forfeit any claim for a possible refund of rental charges. Complaints that are submitted only after the termination of your stay or in case of premature departure from the object of lease cannot be accepted and shall not justify any claim for damages.
By submitting the application form, the tenant accepts these conditions of let. If any of the conditions of let given in this document is or becomes invalid by force of law, they shall be replaced by others while preserving the meaning as intended originally, and other conditions shall not be affected.
Although every possible care has been taken to translate these conditions into the English language, please note that in cases of dispute it is only the German version of this document that shall be considered as legally binding.

- 30 -15 days before begin of lease 40 % of rental charge
- 14 days before begin of lease or later 80% of rental charge
